Lighthouse Point is built around water. The city is laid out as a network of finger canals with deepwater access, and the overwhelming majority of homes here are canal-front with a dock or boat lift behind them. That single fact shapes every exterior cleaning job in the city.
A house with water directly behind it never fully dries on that side. The canal-facing elevation, the pool deck between the house and the seawall, and the dock area all sit in permanently elevated humidity, with salt carried in from the Intracoastal on top of it.
The predictable result is that the rear of a Lighthouse Point home almost always needs cleaning before the front does. On many properties the difference is stark — a street elevation that looks fine and a canal elevation carrying visible growth. If you are only quoting the front of the house, you are quoting the easy half.
Lighthouse Point has a lot of concrete and clay barrel tile, and tile is the roofing material most easily damaged by careless cleaning. High pressure drives water underneath the tiles where it does not belong, and older tile cracks or breaks outright under a foot or a wand.
Tile is soft washed — low pressure, correct solution, dwell time, and careful movement across the roof. On brittle or aging tile we work from ladders and extension equipment rather than walking the roof, and if a roof is in poor enough condition that cleaning it is a risk, we will tell you rather than take the job.
Most properties here have a paver or travertine pool deck running from the house to the seawall. Pavers need controlled pressure so joint sand stays where it belongs, and travertine is softer still. Pool decks also need their slip-resistant texture preserved, which aggressive pressure destroys permanently.
Working this close to open water also means rinse water needs managing rather than being allowed to run straight into the canal.
Lighthouse Point property values sit well above the Broward average, and the finishes reflect it — quality tile, stone hardscape, mature landscaping, custom paint. These are not properties where you want someone experimenting. Every surface gets the method it calls for, landscaping is protected before work starts, and we would rather tell you a stain will not fully lift than damage something proving otherwise.
