In South Florida, the dark streaking on a house is almost never dirt. It is living organic growth — algae, mold, mildew and lichen feeding on the heat and humidity. Blasting it with high pressure knocks the surface layer off and leaves the roots behind, which is why pressure-washed homes look streaky again within months.
Soft washing solves the actual problem. A cleaning solution is applied at low pressure, given time to dwell, and rinsed. It kills the growth at the root, so the finish stays clean substantially longer and the surface is never at risk.
High pressure on siding forces water behind the panels, where it sits against the sheathing and invites rot and mold in the wall cavity. On stucco it erodes the finish coat and opens hairline cracks. On painted surfaces it strips and chalks the paint. None of this is visible on the day of the job — it shows up months later as a repair bill.
Most Broward County homes do well on an annual soft wash. Homes under heavy tree cover, on canals, or on the north side of a lot hold moisture longer and may want it more often. We will tell you honestly if your home does not need it yet.
