A commercial exterior is the first thing a customer, tenant or prospective buyer sees. Stained walkways, a streaked building and a grimy dumpster pad quietly signal that a property is not being looked after — and for HOAs and property managers, that perception turns into complaints.
Commercial work rarely fits into a normal weekday. Storefronts get cleaned before opening, restaurants after close, office walkways over a weekend, and HOA common areas when residents are least disrupted. Early morning starts are standard for us, not a special request.
Most commercial properties cannot let a vendor on site without paperwork, and boards in particular are accountable to owners for who they hire. We provide a certificate of insurance naming the property as additional insured, and can supply written scope and before-and-after documentation for board or ownership records.
This matters more in Broward County than most operators admit. Wash water carrying detergents or grease that reaches a storm drain is a regulated discharge, and both the contractor and the property owner can be held responsible. Restaurants and dumpster pads are the highest-risk areas because of grease load. We manage containment and disposal as part of the job rather than treating it as someone else’s problem — which protects your property as much as ours.
Most commercial properties are better served by a schedule than by one-off calls. Quarterly or monthly service keeps a property from ever reaching the point where it needs an expensive restoration clean, and recurring pricing is lower per visit than one-time work. We are happy to bid either way.
